3. Utility planning and permits

Gas, electrical, and water runs planned and quoted with the licensed subs. Permits pulled for gas and electrical work through the appropriate city building department. Utility locate called before any digging.

4. Patio and structural base

Patio installed or prepared. Masonry or steel-frame base for the kitchen set on compacted base with drainage. Structural work that will hold grill weight, counter weight, and any roof or pergola load long-term.

5. Utility installs and rough-in

Licensed subs run gas, electrical, and plumbing. Inspections completed where required. All utility runs concealed in the structure before finish work begins.

6. Finish, appliance install, walkthrough

Counter tops, cladding, and finish work installed. Appliances set and connected. Final walkthrough with you including how to operate, maintain, and winterize the kitchen. Written warranty documentation goes with your file.
